Four kinds of Hamilton property, four kinds of job

Hamilton has a wider spread of building ages than most towns its size. What your property needs depends heavily on which of these it is.

Sandstone villas and terraces

The older houses around Hamilton West, Bothwell Road and the streets near the town centre have often been rewired once already, decades ago, and added to several times since. We regularly find more than one generation of cable in the same house. Rewiring these properties takes care: lath and plaster ceilings, cornicing and original joinery do not forgive rough work. We plan cable routes to keep disturbance to a minimum and agree before starting what will need redecorated afterwards.

Tenement and four-in-a-block flats

Flats bring shared questions as well as private ones: where the supply comes in, the condition of the wiring in the close, and who is responsible for stair lighting. We work for individual owners and for factors, and can inspect and repair communal lighting and supplies as well as the flat itself.

Post-war houses

In Burnbank, Hillhouse, Whitehill, Fairhill, Low Waters, Eddlewood and Laighstonehall, much of the housing dates from the 1930s to the 1960s. Where the electrics have not been renewed, expect an outdated fuse board, too few sockets and lighting circuits without an earth. A new consumer unit is often the single most worthwhile upgrade.

New-build estates

Torhead Farm, Brackenhill Park, Highstonehall and the newer parts of Earnock and Woodhead need very little put right. Owners call us for EV chargers, garden lighting, garage and garden room supplies, and extra sockets the builder did not include.

Buying or selling a house in Hamilton?

A Home Report gives the electrics a brief visual rating and little more. If the survey has flagged the wiring, or the house is older and you want to know what you are taking on, an EICR gives you a tested, itemised picture and a price for anything that needs done. Buyers use it to budget or negotiate. Sellers use it to answer questions before they are asked.

Hamilton FAQs

How much disruption does a rewire cause in an older house?

Some, and anyone who tells you otherwise is not being honest. Floorboards are lifted and walls are chased. We work room by room, keep power on to part of the house where we can, and tell you at the quote stage what making good will be needed.

Normally the owners jointly, under the title deeds, often through a factor. We can inspect, report and quote in a form that owners or a factor can share and approve.

If it has rewirable fuses or no RCD protection, replacing it is strongly recommended and may be required before other work can be certified. We test the existing circuits first, because faults on old wiring have to be fixed before a new unit will stay on.

Yes. Every home in Scotland needs interlinked smoke alarms in the living room and in hallways and landings, a heat alarm in the kitchen, and a carbon monoxide detector where there is a boiler, fire or flue. We supply and fit compliant systems.

We reply to enquiries the same working day. For anything urgent, phone 0141 374 0486 rather than using the form.
